Great Britain Project Description

In the past years Kolovraty became a highly sought after residential locality. Our project – construction of low energy consumption intelligent houses – is located in an area with the largest contiguous forest in Kolovraty, the forest park Prknovka on the west side of Kolovraty (planted one hundred years ago by František Prkno, teacher from Uhříněves. If you enter the coordinates Loc: 50°1'6.815"N, 14°36'51.672"E into your GPS, it will take you straight to our residential project in functionalist architectural style. Each of the houses is unique and individualized, soft colors combined with natural materials help blend the houses into the landscape harmoniously.

Construction in this ecologically valuable locale begun in 2010 on a 617 – 2040 m2 large property; comprising a self-contained set of 16 above-standard low energy consumption intelligent houses. The schedule of construction is divided into three phases. In the first two 14 FH (types C and D) will be built according to the project drafted in the architectural studio axioHM s.r.o. (Ing. arch. Vladan Hodek, Ing. Hansjürg Minder, Arq. Flavia Vallarino). During the third phase two intelligent villas, architecturally and conceptually wholly unique, fit to meet the requirements of the most demanding clients. The projects of these two stand-alone houses, designated S1 and S2, were drafted in the studio of Ing.arch.Milan Ruso. 
   
Locality: History and the present, connection with project
Prague 10 - Kolovraty – municipal area located on the south-east end of Prague. The area comprises of two municipal cadastres - Kolovraty and Lipany.
The size of the municipality is 6,5 km2. The competent authority for this municipality has been transferred to the Prague 22 municipal office in Uhříněves. The first mention of this municipality dates as far back as 1205, during the reign of Přemysl Otakar I.
Until its annexation to the capital city of Prague in 1974, Kolovraty were an independent, mainly agricultural municipality. Its name was derived from the name of its founder, count Kolowrat.

Infrastructure
The locality allows easy commuting to the centre of the city and easy access to the highway network. To reach the centre of Prague, there are municipal transit buses or high-speed trains, all within the Prague Integrated Transit.

Living is also made more comfortable thanks to the nearby shopping and cultural centre Průhonice - Čestlice and the original infrastructure of the municipality, availability of services and possibility of passive and active recreation.

The area is to be serviced by a newly planned one-way street with entry from U Vodice street, giving on to Skautská street. The overall concept and arrangement of the new family houses subtly integrates older buildings and finalizes this stabilized area's urban layout. One of the project’s definite advantages was the fact that the whole construction falls under joint regulation, allowing optimum utilization of individual plots. The arrangement of the houses allows for private outdoor areas, which are a natural extension of the residential premises. The locality also has comprehensive fencing, roads and other contingent areas. The setting of the houses within greenery is an inherent part of the project’s overall concept, which, when built, will constitute the final development of the locality, therefore there shall be no more new construction in the area in the future.

 

Furnishings and Fittings of Houses

The floor area of the houses is 220 m2 to 508 m2 (incl. terraces and parking places). The basic dispositions of the 14 houses (types C and D) are similar.

  • Ground floor – entrance through spacious vestibule, connected to the garage, sanitary facility, study room and main living area with kitchen and dining area. The kitchen, dining area and living room also give onto the garden.
  • The 1st floor is an area of repose with bedrooms and bathrooms.

The high standard of the house is not only due to the materials used and the layout, but also the functional standard with minimum running costs, as all houses are conceived as strictly low-energy consumption.

The price of the house includes the services of an interior decorator and landscape gardener. 

Furnishings and Fittings of Houses:

  • Intelligent system of control inHome
  • Heating and air-conditioning by way of recuperation – pre-heating of vented air in the winter and cooling on hot days.
    Recuperation of heat is a process, during which the air supplied into the building is pre-heated by heat from the air that is simultaneously being drawn out. The warm air is therefore not vented out the window without being utilized; instead it gives off most of its heat to the air being supplied from the outside in the recuperation core. This system is also very effective in preventing dampness and mold, consistent filtration of supply air minimizes the amount of dust particles in the rooms.
    Thanks to the heat recuperation system the houses fulfill the requirements for luxury, high standard, yet economical living.
  • External wall POROTHERM 24 cm + heat cladding 25 cm (polystyrene)
  • Electric heating system in the floor of each room
  • Windows, glazed walls and entry door - wood euro 78 with triple security glass
  • Wooden garage door, electrically operated, in two-car garage
  • Bathrooms – individual designs from natural stone or ceramic (ProCeram a.s. – www.proceram.cz)

  • Outside facades in functionalist style with a combination of colorful plastering, using natural materials – stone and wood
